Water heater and water tank failures can happen at any time and cause substantial damage. These alarm systems are ideal for minimizing water damage when these failures occur and are easy to set up:
- Install a valve to the feed water line for the water tank.
- Place a sensor puck on the floor in a pan near the pressure relief valve drain tube, or in a position where the leaking water would first appear.
- When the sensor detects leaking water, the system will automatically shut off the feed and sound an audible alarm.
This disables the cold water supply line to hot water tanks or similar applications with basic plumbing installation. Units are usually powered by a standard 120 VAC wall outlet.

Wi-Fi enabled devices operated by machine learning and Artificial Intelligence make things even easier. These devices detect a leak or unusual water flow. Once this occurs the main water valve is automatically turned off. The device is then able to send you a notification via email or text. This will save you time and money on the cleanup process.
Avoid Increased Premiums
Not only should owners investigate this, but the board of directors may want to require each owner to install a water heater leak alarm and shutoff system. Reports show that owners are 93% less likely to experience costly water loss with Wi-Fi enabled automatic water shut–off device.
Remember, claims are the single biggest reason insurance premiums increase and anything that can be done to prevent or reduce losses should be researched.
Some insurers offer discounts (ranging from 3-12%) on insurance premiums to insureds who have one of these devices installed. Higher discounts are given to owners that have devices that include a link to a central station monitoring company.
