Water heater and water tank failures can happen at any time, often without warning. There are new precautions that can be taken to avoid major damage when a leak occurs- Sarah explains more.

Water heater and water tank failures can happen at any time, often without warning. If the leak is not immediately detected, substantial flooding and property damage can occur. Certain companies have designed Water Heater Leak Alarm and Automatic Shut-Off Systems.

These are ideal for minimizing water damage when these failures occur, and are fairly easy to set up:

  • install a valve to the feed water line for the water tank
  • place a sensor puck on the floor in a pan near the pressure relief valve drain tube, or in a position where the leaking water would first appear. When the sensor detects leaking water, the system will automatically shut off the feed and sound an audible alarm.

This disables the cold water supply line to hot water tanks, or similar applications with basic plumbing installation. Units are generally powered by a standard 120 VAC wall outlet.

Not only should owners look into this, but board of directors may want to require each owner to install these. Remember, claims are the single biggest reason insurance premiums increase and anything that can be done to prevent or reduce losses should be researched.
