Flood insurance is a critical coverage that’s often overlooked in community associations. Understanding and securing proper flood insurance can be the difference between manageable damage and financial devastation. Flooding is a peril not typically covered under standard property insurance policies, especially when the property is in a high-risk flood zone.

Flooding can result from heavy rain, overflowing bodies of water, storm surges, blocked drainage systems, and even rapid snowmelt. Flood insurance should cover the cost of cleanup, damaged stock, and help get things up and running again.

The association is typically responsible for insuring the structure and common areas—lobbies, roofs, elevators, foundations, and shared mechanical systems. In addition, in both cooperative and condominium buildings, if they are in high-risk flood zones, the mortgage companies for the owners require the building to maintain flood insurance.

The National Flood Insurance Program (NFIP) provides coverage options for associations and unit owners. Some private insurers also offer flood insurance, sometimes with higher limits or broader terms than NFIP policies. Considerations include flood zone designation, elevation certificates, building and contents coverage, deductibles, and exclusions.
